Pre-Construction Development Services

Design and Budgeting.

VDEV will help guide you through your design process with your preferred architect and designers and ensure that proper cost considerations are at the forefront of the decision making process. Any technical hurdles will be highlighted, explained before hand, and addressed to ensure there are little to no surprises during the construction phases.

Our goals will always align with your own.

A transparent design process allows all parties involved in pre-construction the ability to stay in line with budget considerations until a final submittal package and contract is agreed upon.

We are committed to providing fast and accurate estimations.

Permit Issuance.

Working in tandem with your preferred architects, designers, and vendors, we guarantee that a complete permit set is procured upon completion of budgeting and design.

We will pull your permit for you within your local municipality and provide multiple plan sets prior to construction.

Construction Management Services (Owner/Builder Support

VDEV Construction offers dedicated construction management services for homeowners, builders, and construction professionals who want experienced oversight without adding a full-time internal project manager. Whether you are an owner-builder, a contractor scaling up, or a design professional coordinating a build, we can step in to manage the day-to-day execution and keep the project moving forward—on schedule, on budget, and aligned with your goals.

What We Do

Our management scope is designed to cover the operational responsibilities that determine whether a project runs smoothly or becomes reactive. Depending on your needs, VDEV can manage:

  • Project scheduling and sequencing
Trade coordination, milestone planning, look-ahead scheduling, and on-site readiness so subcontractors can perform efficiently.

  • Material ordering and procurement coordination
Long-lead tracking, delivery scheduling, staging coordination, and confirming spec compliance to reduce downtime and rework.

  • Inspections and jobsite readiness
Coordinating and standing required inspections, preparing the site and documentation, addressing corrections, and pushing through final/close-out inspections.

  • Change order management and issue resolution
Logging owner or field-driven changes, pricing coordination, documentation, approvals, and integrating changes into schedule and scope.

  • Unforeseen conditions and field problem-solving
Identifying impacts early (scope, cost, schedule), proposing options, and driving decisions without delaying production.

  • Client communication and reporting
Clear updates on project status, priorities, timelines, decisions needed, and next steps—so expectations remain aligned and the job stays productive.

Who This Is For

This service is a strong fit if you are:

  • A homeowner who wants professional oversight while your builder or trades execute the work

  • A general contractor who needs experienced project management support to keep multiple jobs running

  • A construction professional (designer, architect, developer) who wants a reliable manager to coordinate the build and communicate progress

VDEV’s construction management is structured as a contract-based service intended to support the project start-to-finish, with scope and responsibilities defined up front. We tailor the level of involvement to your project size and complexity—from targeted support during critical phases (rough inspections through close-out) to full management throughout construction.

Pricing and Payment Structure

Management rates vary based on:

  • Project size and complexity

  • Duration and intensity of management involvement

  • Number of trades and coordination requirements

  • Inspection cadence and jurisdictional requirements

  • Procurement and long-lead responsibilities

To keep incentives aligned, our invoicing is structured around progress and performance, not time spent “on paper.” In most cases:

  • Payments are invoiced biweekly, or as defined by the project’s progress and milestones

  • If the project is not moving forward (paused work, no active progress), management billing pauses accordingly

  • This ensures a mutual goal: advance the project efficiently and complete it successfully

The Value to You

When VDEV manages your project, you gain:

  • A disciplined schedule and clearer sequencing

  • Fewer delays from missing information, materials, or readiness issues

  • Better inspection outcomes through proactive preparation

  • Clearer documentation and control of change orders

  • Consistent communication that reduces stress and confusion

  • Faster resolution of problems before they turn into expensive rework
